The Corporate Keys Group is currently accepting expressions of interest for new opportunities throughout Australia and New Zealand for our three successful brands, The Hamptons Apartments, Manhattan Apartments and Corporate Keys Corporate Apartments.

We partner with established accommodation owners, developers of new builds and industry intermediaries with a range of operating models. Depending on each individual business case, not all operating models may be available.

Design Consultation

Corporate Keys can help owners build, convert or renovate existing and new properties. Our Development Manager provides input and advice on hotel design, schematic and construction plans.

We work with your urban planners, engineers and architects throughout the design and town planning process, including preparing detailed Management Plans to satisfy council requirements.

Throughout the construction phase, we also monitor the progress of ongoing development to ensure it aligns with agreed-upon plans and shares best practices across our portfolio of properties.

Case Study:

Port Melbourne

A prominent local owner-builder and developer approached Corporate Keys about potentially pivoting his original plan of selling off his large-scale residential apartment development in Port Melbourne to a build-to-rent model.

As the property was already 70% completed, Corporate Keys was able to quickly engage with the developers' architectural and construction team to make the necessary adjustments to meet the requirements of The Hamptons-themed hotel brand.

The Corporate Keys Development team also liaised directly with the local council concerning any statutory changes they required.

Hamptons St Kilda

After the success of our partnership on our Port Melbourne building which opened in September 2017 along with feedback from clients asking us to expand our boutique brand to other bayside locations, we partnered up with the developer to launch a second location in the beachside suburb of St Kilda in 2019.

Case Study:

Notting Hill

A successful developer and operator of a large portfolio of commercial business parks approached Corporate Keys about diversifying their portfolio into the residential build-to-rent space. The business park operator wanted to benefit from the returns of a short-stay accommodation business model but needed to partner with someone who had the in-house expertise to manage the day-to-day operations of this type of business.

Corporate Keys were selected as the preferred operator and were signed to an Exclusive Management Rights Model, allowing the business park operator to profit share in the revenue generated.

The Corporate Keys Development team worked with the developer's architects and construction team to modify a building purchased with a pre-existing Development Approval into a suitable furnished accommodation product.

Glen Iris

Based on the overwhelming success of the first project in Notting Hill, Corporate Keys worked with the developer to open a second location, this time in the affluent suburb of Glen Iris. Due to the financial results achieved in the first project, the developer again chose to take up the profit share option provided by our Exclusive Management Rights Model.

Our design consultants will work with you to develop a suitable design that will match your specific asset. Our Corporate Keys Corporate Apartments brand can be used to manage a group of apartments, an entire floor in an existing building or, most commonly, an entire building. The brand targets business executives, families and leisure guests.

Case Study:

A developer approached Corporate Keys with 8 apartments within a 12-apartment building. Located within the ex-Balaclava Post Office, we created The Post Office Apartments.

The Corporate Keys Development team selected furniture that suited the traditional 80's building style.

Our Operating & Management Models

Typically 10 keys or more

Please note: if you are looking for a management service for individual apartments, please visit our Investment Property and Holiday Home Management Service.

Corporate Keys leases your multi-unit property on a long-term basis, operating the business entirely independently from the landlord. We pay you a monthly rental return irrespective of the performance of the accommodation business.

Leases should include all facilities required to operate the business, including guest rooms, reception, administration and general services areas, leisure facilities, and car parking.

Corporate Keys will be responsible for:

  • Utility usage charges within the building
  • Overseeing the maintenance and upkeep of the building on your behalf (no requirement for a body corporate)
  • Cleaning of communal areas

Your responsibilities:

You will be responsible for the building items, such as the fixed costs for:

  • Furnishings*
  • Building outgoings
  • Maintenance and repairs

*We can supply the furniture, or you can do this (Style to be agreed by both parties and is dependent on the brand to be applied). We have partners that prefer to buy the furniture due to the depreciation allowances and higher rent received by providing us with a turnkey furnished option. Corporate Keys manages the ordering and installation process unless otherwise agreed.

AGREEMENT TERM

A 10-year term, plus further options will be offered.
